I specialize in evaluating foreclosed properties. I can't say that I have ever appraised a foreclosed property that foreclosed because the property had a jacked up appraisal. Ninty nine times out of a hundred, it was due to that person not deserving the loan in the first place. Bad credit, no money to put down, tons of debts, let us find a program for you. Oh by the way, we are going to double your closing cost, Your interest rate will increase every year, but you desearve to own your own home. This concept is the problem!!! Not the independent appraiser being preasured by the brokers. God forbid they look at that. No lets just bail out all these folks, and cut the communiocations between the apraisers and brokers. And if you want to get better quality appraisals, let the management companies cut their fees by 30-40%!!! Wow, you have to wonder why we are in such a mess? Not really, another political screw up, and it is going to continue with this code unless it is significantly changed!
PS: Why is the att. General of New York (New York has one of the highest mortgage fruad rates in the country)and fannie/freddie (who are being bailed out by our tax money because of there neglegence), makeing decisions for the mortgage/appraisal structure nationwide.
