                I am writing this letter today to bring your attention to what USA Today named the 11th largest mortgage servicer (6/26/08), PHH Mortgage, with headquarters in Mt. Laurel, New Jersey.  What is a mortgage servicer?  Perhaps you could shed some light on that.  But more importantly, why is a company still in business with three lawsuits and a class action lawsuit against it, 125 Better Business Bureau (BBB of NJ) complaints against it, and hundreds of complaints against it on various websites? (See Google searches: Lawsuits/Complaints/Class Action Lawsuits and PHH Mortgage.)

                I understand that we made a commitment to pay our mortgages but we were never given a chance to choose who would service the mortgage and we certainly did not choose PHH Mortgage.  Plus, I have yet to find a way to switch my mortgage servicer as I would my cell phone provider. 

                Please for a moment think of our consumer society.  We can choose among a few cell phone carriers and we can decrease or increase our monthly plans when needed.  We can choose between cable, satellite, or antenna for our television watching.  We can choose to decrease our cable channels to save money.  We can decrease our grocery intake, electricity usage, and traveling to save money.  We also expect to be able to adjust our mortgages if needed. 

                I understand that in years past, the banks would just take your house or car if you didn%u2019t pay for it.  But, we are in a completely different era now.  We are in the era of the AIG and bank bail-out controversy.  We have seen Wall Street rewarded time and again for breaking our trust and making money because rules were not there and their moral compasses were broken.  We were fooled and we deserve regulation, honesty and fairness.

                I am a victim of PHH Mortgage%u2019s bad business practices and I am not alone.  When the taxpayers bailed out AIG and banks, the situation generated plenty of media and congressional attention.  Shouldn%u2019t mortgage servicers such as PHH Mortgage receive the same amount of attention?  After all, what are they? What do they do? What rules do they play by? Why can%u2019t we choose and switch our providers?  PHH Mortgage and others like them are doing damage to many Americans by placing a scarlet %u201CF%u201D for Foreclosure in their credit reports.  Don%u2019t we deserve more from a company that can harm us so much?

These crooks miscalculated my payments and tried to prematurely foreclose on me. They also posted my escrow incorrectly and lost $911.00 of mine beside lose a payment! BEWARE! CHECK YOUR COUNTY RECORDS! The loan modification that I signed was changed by them before they recorded it. I think this is called fraud. They kept the page that had my signature but changed the name of the bank, dates and descriptions of my lot! The loan modification was a joke – they added $22,000.00 to my note charging me for attorney fees and others unnecessary costs. This servicer/bank take our tax money to stay afloat but meanwhile they are padding it on to their assets. Isn’t that like being on welfare and working under the table? Why are they allowed to continue on with so many complaints? Wake up WASHINGTON! It’s happening right before your eyes! Nobody is listening or paying attention. It has been a total nightmare! This company has created fraudulent documents and recorded them in the county records! They mailed it in so that is MAIL FRAUD! Prior to the loan modification, they made 36 error to my account since 2005. I could go on and on…. somebody please – investigate this company! I complained to the State of Michigan about them beginning around June 2008 and they tell me that they are still reviewing my complaints! They continue to lie to the state but I have had proof of everything they have done. I just don't know how many lies that they are allowed to tell and get away with it. I have contacted the FBI and they claim it is definately fraud. Look up PHH… you will see that we are all experiencing the same situations.

They have caused me so my stress in my life! After the loan modification, I owe $22,000.00 more on my note and my payment is higher than before. UNBELIEVABLE. I didn't even want a loan mod. I just wanted them to find my missing payment and find $911.00 of missing escrow they lost somewhere... If I didn't sign the loan mod - they were taking my home. I signed to save my home but I am not stopping until somebody stops them from stealing our homes!

After going through Hurricane Gustav and being hit by a drunk driver and disabiled, and contacting an executive at USAA,you would think that I would qualify for a forbearance plan, or that PHH would allow me to have a face to face meeting with them like I requested, but all I got from them was a letter from one of their attorneys asking me to take down usaamemebers.com, and that they want the domain name as well. I was using the site to list my complaints about USAA and PHH mortgage online. I have asked for certified copies of my original mortgage papers and proof to show the loan is valid. They have denied me at every turn and given me nothing but a hard time and automated phone calls everyday asking for their money.

They have done nothing for me lately, and I plan to file a civil suit.Has anyone out their filed any civil suits against them? If so could you send me a copy at webmanstudios@gmail.com

Absolute crickets!! Nothing!! Have tried numerous times to call about the HAMP program, and get 50 different answers. Anything from "We do not participate in that" to " We already have your information and are currently working on this (blatant lie)" We have a FHA loan. We have been in close contact with FHA regarding the lack of response from PHH. THEY can not get a response either!!! This has been dragging on and on. People always say to make sure you communicate with your mortage provider. They don't want your home. They will try to work it out with you. Not with this company!!! I expect any day to have foreclosure papers served. The ONLY thing I take comfort in with this nightmare of a mess called PHH, is that I am not alone here. To everyone who has left a comment here, hang in there, and I feel your pain!

I have a mortgage with PHH Mortgage. I applied for a loan modification April 23. I since have been served papers to foreclose. I was told that the foreclosure would not happen until they processed the loan modification. I then received a call stating that after 120 days all info is purged from their system. I had to resubmit all my information. The person I spoke to ran some numbers and told me it looked like I qualified for a modification. When I called back to follow up I had to leave a message several times. I then found out that the person I spoke to left the company and my file had not been assigned to anyone else. I did get it assigned to another person who told me she forwarded my file for final approval. I then found out that my payments would increase and not decrease. They are using 59% of my gross income. They have not submitted it for the HEMP program which in Maine is mandatory. If I could not make the lower payments how could I make the higher payments? I would like some assistance. I would like to keep my home and after 6 months all I have received from PHH is that I have been approved for higher payments.

Since then we have received at least three calls a week seeking collection on the loan. each time we receive on of these calls we explain to them that we are in the trial period. Each time we are assured that the calls will stop. we have also been told numerous different things about our loan. some stating we were never in mha program, while other reps have told us that the mortgage is showing as paid in full. after well over a year of speaking to this company a minimum of 2 times a week, i still have no concrete answers on whether or not i will be able to keep my home.

I have never been so angry in my life. Recently, 4 months ago I applied for the HAMP program through PHH Mortgage. My income had changed dramatically and I desperately needed help in meeting my financial obligations. I contacted PHH mortgage, and wrote my affidavit of hardship letter outlining my financial hardship and restraints. They, PHH mortgage, offered me help through the HAMP program. In July 09, I was accepted on a trial bases for three months. I was told I did not have to make July’s payment since I was now in the HAMP program. I sent my first check for August, another one for September and the third went out this October. 3 days ago ( October 5th) I received news from Areef Cohen in the underwriter loan processing center at PHH mortgage, and he informed me that I am not eligible for help since my earning income is from Social Security and it is considered a supplemental income. Add to this upsetting new AND THIS IS THE KICKER!- I now have to make the original payment on my mortgage again HOWEVER, I am now in DEFAULT because I had been paying the HAMP program like they said to do and now my ORGINAL loan is past due by four months which is the interim time period I was on the HAMP program. I am now supposed to come up with just over $4000 by Oct 27th or they will shut down the loan and turn it over to their lawyers. I have received several foreclosure letters from PHH mortgage while I was on the HAMP program and each time I called about the foreclosure documents they told me I did not have to worry because I was in the HAMP program. I have never seen such low intentional destructive behavior from any company. THIS HAS TO STOP!!!

PHH told me last April that I was "definitely eligible" for a HAMP modification, having been in an economy-inspired reorganization and round of layoffs from my company. Since then I have documented and dated nearly 6 months of misinformation & outright lies. It appears to me that PHH Collections pursues foreclosure while Schwab Bank representatives appease you. A foreclosure notice was sent to me in the midst of my HAMP review, during the period when California law forbade such. HUD says they 'have no power' and recommended I go to the District Attorney, CNN, Fox News, my local newspaper and my Congressman & Senator. I'm so there. Now I'm finding information on your site that suggests that they have no intention of providing a workable solution that will allow me, my elderly mother and my child to stay in our home while I continue the very frustrating job search. Both my attorney and the seller's attorney are at their witts end with the lack of response. Here we, fully able, funded, and ready to purchase this home and PHH is dragging their tails. We will likely end up pulling back our offer and looking for another property.

We have a mortgage with PHH mortgage only because we were approved by USAA for a home loan we were actually USAA customers for all of mabye two moths before we were sold/traded to PHH mortgage. We have filed NOT ONE BUT TWO DIFFERENT sets of loan modifiction paperwork with PHH mortgage and they have dragged their feet on the first set of paperwork for over a year and on the second now for 5 months - we recently were hooked up with another lender and they have had our paperwork for under two weeks and they have already offered PHH mortgage a pay off of our loan - then PHH mortgage proceeds to tell them they will get back to them - which they never do - instead they call us more then twice - once to tell us that our loan mod has just reached the "final stages of approval and to be patient" then the other to say that they will match the other company's offer - all I have to say is what took them so long I wonder - HMMM could it be that they want us to stay in their web of lies some more - i think so - they already have had us for two years in whci\h we have tried to run away twice but - now i belive LAWYERS HAVE TO GET INVOLVED - THEY STILL REFUSE TO ANSWEAR THE OTHER COMPANY'S OFFER

PHH foreclosed on our home over 2 months ago, but we were notified not even 5 days ago that we had 10 days to vacate the premises. I talked to PHH customer service a few weeks ago and none of this information was given to me. I doubt we will find housing by the end of this week when they could have told me 2 months ago that the home was sold. They kept me in loss mitigation for over 6 months, not returning phone calls or emails -- I was clueless with what was going on over there and now I have to vacate my home. Thanks alot PHH! Someone should start a class action suit...

Sent entire packet certified mail in April for months it's in review, so many phone calls, finally hired a counsler to take care of it for me. supposingly it was going to last review and I was supposed to get papers Sept 11, 2009 for loan modification to go into affect instead when called they said I didn't meet the Treasury's guidlines regarding my property. I went online to find the guidelines from a non-profit agency who pre-qualifies people for Home mod's and Property value is not listed as a disqualifying criteria. Phh is a company not being regulated and making their own laws. They should be investigated by undercover people posing as homeowners then and only then will the law see just how inappropiate they are.

Same thing. Something needs to be done. Started this process in Feb. 2009. Everyone be aware, PHH just foreclosed on my home while I was supposedly in loss mitigation which is supposed to be illegal. One lady actually told me that my paperwork had been sitting on someone's desk for 30 days. It apparently went to the wrong desk. I also called numerous times and waited on hold sometimes for hours only to not get any answers or the same run-around all of you have gotten. "We are sending paperwork", "it is still in review", "you should be receiving a FedEx package". I'm still waiting on the paperwork and they sold my home out from underneath me. This 70 yr. old widow is not taking it lying down. I have contacted an attorney. Enough is enough.

Although we are ultimately to blame as I made a career change at the exact same time we bought this home in hopes of building equity, PHH Mortgage has been to blame for issues thereafter. They did everything they could to get to foreclsoure, as well as nuke a short sale. They have proven over and over to be completely incompetent, which seems to be in their favor.

Just today, after 36 minutes on the phone getting the run around and being passed to 4 different people to speak with, the last person said they were transferring me to a voice mail where I have to give my name, address, loan numer, and someone will call me back. After all of this mumbo jumbo of these people not having a clue to answer basic questions, the voice mail message never beeps and simply hangs up when I'm leaving a message. So I have to call back and go through the entire process over, which results in nothing. & people involved on the phones and they accomplish absolutely nothing. It's pathetic. They don't seem to want to help, yet they took our money in interest, as well as were very on top of it regarding this bogus loan that was jacked up in price one year after getting.

My husband and I had to file for bankruptcy because of PHH. My husband is in the military. They had his pay messed up for July. He did not get paid until August. I sent in the payment 3 1/2 weeks ago for July and was about to send the August payment. I know that I was late. Today I received a letter stating they are trying to evict us b/c we are 2 months behind and broke our bankruptcy agreement. I looked at my bank statement online and the check I sent has never been cashed. I could write a book about these people. The reason I switched to mailing a check in is because the electronic payments were not being handled properly. I would make the full payment, yet they would send part of it back saying I did not pay the full amount. We have never been able to get an answer where the other part was going. I have bank statements to prove what amount I paid, but they don't care.

I submitted my loan modification documents with hardship letter in April. PHH told me that they have recieved my papers and file is under review and I will definately hear in 90 days. Now it is past 4 months and I have been calling every week and every time I hear same thing that file is under review. I think they are not doing any loan modification, just playing games with people or they trying to show govt. that they are particioing to get money from govt.

I was told I could still sell/ short sell but not pay unless in full???? Sent them financial forms and paperwork with no response other then they cant find it & will send it out to me again. My husband and I have been laid off since January we both are in the construction field with no end in sight. We have been trying to get a short sale approved...over and over again they claim we didnt send them the paperwork they are looking for. I have another individual working on our behalf and he gets the same song and dance. Our house has a scheduled auction date and I cant get anywhere and scared we will loose our house due to their lack of response! This is so frustrating and I will be contacting the Attorney General office with a formal complaint.

My Mother has a mortgage with PHH. She was denied modification based on innacurate information. They offered her a forbearance, which sounds good, except after paying their reduced payment they can foreclose anyway. We tied to make a payment on 6/30 to make us only 1 payment behind. They would not take our payment. There is a Forebearance Stop on our account. We could not pay. Now according to them we our 3 months behind and will only take two payments by the 7th or they will foreclose. Even if we could afford two payments, THEY WON'T TAKE OUR MONEY. They are forcing us into a forebearance. No one can answer any specific questions as to the criteria for deciding what will happen in 6 months. In fact we were told even if we paid all that we owe they can still decide they do not want to be our mortgage company anymore. After the forebearance no company in the world will refinance us. Help stop them from stealing peoples homes.

PHH will not let us pay our mortgage because they sent us a forebearance package. If we reject forebearance now they can foreclose now.

Loan Modification Paperwork submitted to PHH and Received by PHH on April 28, 2009....3 months later here we sit.......We hve a Primary Loan and a 2ndry Loan with PHH, my husband and I received a letter from PHH on June 22, 2009 stating they have sold off our 2ndry loan to Green Tree Lending LLC....When questioned about their motives behind selling this loan during our request for Loan Modification....NO ONE AT PHH COULD OR CAN ANSWER THIS QUESTION. We purchased our home April 2005 with $100k down of our hard earned money we felt confident that our purchase was secure....Now 2 yrs later my home is valued at $300k....My husband and I have lost our life's savings, I advised PHH mortgage today that if we can take a $100k loss then so can the investors....In case any of you are not aware.....PHH Mortgage is soley held by Investors....Ya the same ones that screwed up Wall Street.......PHH has no authority to make any offers on loan mods without the Investor approval....This means we are letting PHH go before the Board and the Investors to plead our cases.....when these people have no known knowledge about my personal situation so how can they represent me?????????????? Our only other option is to walk away from the home......but that's just it.....it's our home....not just a house.....in addition we put hundreds of thousands of dollars and hard work into making this once a house, a home for our family......I have never felt so powerless in my life.......The biggest purchase you will ever make in your life and the only one controlling it at the moment are Customer Service Reps from INDIA.....HMMMMMMMMMMMMMMMMMMMMMMMMMMMMMMMMM

I dealt with Renard Foxworth and got an approval for loan modification after spending about 4-5 months on the process. When I finally did and the paperwork came, it was not at the rate I agreed upon. I then tried to contact them to get it changed and now I cannot get in touch with anybody! I sent emails, phone calls, overnight mail to tell them and they NEVER call me back. Now my property had a Sherif sale on it and it is in process of foreclosure after I have already been aprroved!

They make me sick.

We bought our house in September of 2007. In March of 2008 my wife had to have to have surgery and we fell behind on our payments. We sent a half payment so they knew that we were at least trying to make payments. Then about 2 weeks later we sent a full payment plus late fees and a few weeks later we sent another half payment which would have brought us up to date. While all these payments were being made they were sending the payments back with letters stating that it was none sufficient payments. We had an insurance policy that if anyone in the house hold were to get sick it wouldn't be held against us if we couldn't make a full payment. After several attempts of trying to get them to understand that we were trying to make payments they were saying it was to late, there was nothing they could do. We put our house up for sale to try to sell before they could have a chance to foreclose on our house. We were told that if we had our house on the market to be sold we were at least making an attempt to get out before it was to late. Our realitor made attempts to keep in contact with PHH to let them know that there were people interested in buying our house and they foreclosed on the our house anyway. We found this out three days after it was already foreclosed on when another realitor came to the house and told us that our realitor had to get her sign out of the yard. We never received any certified paper work about paper work. I feel that they are not out to help people and in fact they are out to damage peoples names and credit.

After selling our loan to Chase Bank and buying it back again, they have never brought our balance current, going forward on paying the mortgage payments back to PHH, they have put over $10,000 in an Suspense Account, I have faxed copies to over 15 people and no one has done anything to fix this, they are Renard Foxworth, Donna Berger and finally Betsy Ayala, she was suppose to review and call me.....instead she just sent us to foreclosure! Now, I have to hire attorneys to stop the foreclosure, we paid, they have our money! Not to mention increasing our escrow a month after we closed $500, everything was paid at closing.....why the increase?

This has gone on for almost three years now......I've had enough, today, I spoke to India.......way to keep jobs here!

PHH Mortgage, Foreclosed on our house, 1 year after our first default. We struggled and pleaded to get help, offered partial payments, they rejected any payment I attempted to make because it was not in full.. We qualified for a loan repayment plan which doubled our mortgage payment, and when we tried to apply for others, they told us the foreclosure date was withint he 30 day period and it could not be processed.. so we didn't.. but then our foreclosure date was pushed back AGAIN, and we have ultimately lost our home.. They offered no help at all, when it come to saving it.. We tried to make some payments, they were rejected.. what kind of company doesnt want ANY money..

Nothing, they have told us there is nothing we can do, but to take right of redemption but we dont have the credit now or the money for a new loan to save the house..

We fell behind in our mortgage payments and were sent a letter from PHH with our options. We chose to enter into a Homesaver Advance through Fannie Mae, which would have brought us current. It took PHH 6 months to send us the correct paperwork for the loan. In the meantime we learned about President Obama's Affordability and Stability Plan announced on March 4, 2009. We opted to decline the Homesaver Advance and be considered for the Affordability and Stability Plan. We never heard another thing about it and we sent numerous emails and certified letters asking what was going on with the application for the plan. Last week we started getting solicitation letters from attorneys to represent us against the Foreclosure Complaint which was filed against us. We have never been notified or served with a complaint. Yesterday morning I spent 45 minutes on hold with Loss Mitigation waiting to find out who is handling our loan. Was told the supervisor in charge didn't come in until noon. Still never heard anything from them. Got a letter in the mail today that PHH bought our loan in May and is now not only the servicer of our loan but the owner. We are in a panic because they are not following through with what they told us and evidently are going to foreclose on us without even working with us. We could have taken the Homesaver Advance 3 months ago and been current with our loan. We don't know where to turn to now and will have to find an attorney.

I'm in contact with your Maine office about these people but what they are doing is just wrong. They began forclosure while I was working with them attempting to get a loan modifaction under the President's plan. I'm unemployed and qualify. I was just two months late when they started their forclosure process. They will not take any payment under the full amount. I'm unemployed and for five years made my payments on time. I contacted them about my situation and have been lied to at every step in the process. I need help or I will loose my home.

Happy PHH Customer. Anytime I've called PHH abou my mortgage the individual that answers is always helpful & my requests have been handled in a timely manner. I have many friends & co-workers that have used PHH & when their servicing was sold to Chase they refinanced with PHH. Not sure how individuals in Canada & Australia are impacted by this--PHH doesn't loan outside the US. PHH is not Bank owned & therefore is not a part of any stimulus or TARP money. I know that loan mods are difficult at best & would be with any lender. One person I know closed last week with PHH & told everyone that it was the best experience he'd had in 11 relocations.

I am going through the same as may others being negaively impacted by PHH. My original MTG payment was $3600 a month on a 7 yr arm. 1 year later they stated they understated my taxes and that my payment would increase by $400 a month. I continued to make my payments for 3 yrs until I depleted my savings account. I applied for a loan mod in Feb 2009. 4 months later no progress. I have sent over 12 emails and made repeated phone call attempts. I was finally contacted and was told that my home was in foreclosure. Yes I've had the same problems my loan mod package has been transferred to 3 different councelors and I've been told every time it would take 30-60 days for review. This has been a tramatic experience for us. Now I am in foreclosure have no clue if my loan mod will happen and do not have enough time for a short sale. Thanks PHH!

Due to my husband being layed off and our mortgage being an interest only arm that will adjust in 2010, we went to PHH for a loan modification. We have received nothing but the run around every time we communicate with them. They have told us every time we speak to them that the process could take up to 30-60-90 days and that we are always missing documentation that they requested. We alawys provide what they ask and get confirmation for what we sent but the next person we talk to says the info is missing. We have been in modification process for almost 4.5 months and there seems to be no end in sight. THeir customer service center is awful, the people bully you and talk circles so your so confused you just end up hanging up with no results. Never in my life have I experienced a company like this. We feel like there is no relief and this company is more in line to send us through foreclosure rather then keep us in our home.

In reviewing all the documents involved in the purchase of my home it is evident PHH has violated the Real Estate Procedures Act (RESPA), Truth in Lending, and failed in your fiduciary duty as a lender. September 17, 2008 I closed escrow on a lovely little home in Winchester California. I was extremely happy knowing that this would be an investment for me and my children. I am a single parent and knew what I could afford when purchasing this home. I made certain that I viewed and understood what would be deducted for escrow. The total escrow cost in the contract I signed with PHH mortgage would be $381.75 per month. A breakdown was $244 in county taxes, $94.46 PMI and $38.29 for Hazard Insurance. With the total cost of my 30 year fixed mortgage the payment was $1921.06. This information was reviewed my PHH underwriter (will not state name). I felt this was a bit steep but knew I could budget well to make this payment. After all, I am investing in the economy and my childrens future. Everything had been going smoothly until April 2009. I received my mortgage statement with an entirely different payment amount. My monthly mortgage went from $1921.06 to $2356.7 There was also a reimbursement check from the County of Riverside in a separate envelope for $433. This check is indicated that PHH overpaid my County taxes. My mortgage statement showed there was an escrow shortage of $2,726.15. I immediately contacted PHH and was told this is the amount billed from Riverside County. I contacted Riverside County and they could offer no explanation nor could provide any assistance because it was not their error. After several discussions with the escrow company and persons involved in the mortgage business, it was obvious why the County could not assist me. The County had billed the correct amount; however, PHH did not deduct the correct amount from beginning of escrow. This is quite disturbing because they were provided the correct tax breakdown from the County and an agent of Stewart Title Company. With this error my escrow deduction has gone from $381.75 to $817.00. Had PHH met their fiduciary responsibility by correctly disclosing the tax liability at the time of closing I would not have purchased this house as the adjusted payment is well beyond my means and I need to feed my children. Further, I am being required to repay the arrearage PHH failed to collect in the first place. This would increase my house payment by about $500.00 for the next twelve months. After that time my payment will be $2129.57 which is still over my budget. As stated previously, it is very obvious PHH has violated the Real Estate Procedures Act, Truth in Lending, and failed in their fiduciary duty as a lender. In speaking with a PHH Supervisor, he offered no explanation as to why this egregious error occurred and offered to reach out to me on 5/13/09 with some sort of resolution. I have yet to receive a call from him and you need to understand this issue is causing a great deal of undue stress. As I informed the agent, I am a single mother with a limited income which is why I agreed to the original mortgage payment (including impound) as that was the maximum I could afford and still provide my children with food, clothing, etc.

On May 13, 2009, I submitted a letter explaining all the circumstances surrounding my mortgage payment increase. As stated in that letter, PHH violated the Real Estate Procedures Act, Truth in Lending, and failed in their fiduciary duty as a lender. On May 14, 2009, I was contacted by a PHH Supervisor of PHH Mortgage company explaining the delay in getting back to me. He was attempting to get some sort of resolution to the mortgage matter. The PHH Supervisor did agree the problem arose out of an error by PHH. On May 19, 2009, the PHH Supervisor contacted me indicating the company would extend the payback of underpaid taxes to three years instead of one bringing my mortgage amount to $2156, then after the three years to $2093. I received the mortgage statement for June 2009 and it showed my mortgage payment will be $2290.50. This discrepancy in the proposal given to me by the PHH Supervisor is just another example of how inconsistent and unfair your company is operating. Regardless of whatever the amount is to alleviate the unpaid taxes, anything above what I originally agreed upon in my 30 year fixed loan is totally unacceptable. They are still penalizing for something their company did.

We tried working with this company to obtain a loan modification for more than 10 mos. During that time, we were constantly told that they were reviewing the paperwork and/or that the paperwork was missing. During this waiting period, PHH initiated the foreclosure process and our house was scheduled for trustee's sale on March 24 (a tuesday). Coincidentally, we received a message from a lady named Maxine Johnson on Friday evening, the weekend before our trustee's sale, stating that she would be sending out the paperwork for their offer of modification on Monday...the day before trustee's sale. Needless-to-say, we did not trust that we would receive the paperwork in time to stop the sale, so we filed a Chapt. 7 BK to give us some time to hopefully convert to a chapt 13 or allow more time for negotiations. Of course, once we filed for protection, Maxine Johnson could no longer assist us and we never did receive the supposed offer. Even our BK atty attempted to contact the attorneys for this company and was told that they would only speak with my husband. My husband tried contacting someone, was sent to many different depts., all apparently in India, and then ultimately told to contact the PHH lawyers...the same ones we tried to speak with already. Today we signed a lease for a rental property out here by us because we know that PHH is not going to work with us, and after all of the research I have done, can not be trusted if they do make an offer. This company has ruined our lives and uprooted my family. They need to be stopped!!

Refusing to deal with my daughter's request for a mortgage modification in a timely manner. She completed the paperwork as soon as it became available under the Obama Plan and appears to be an ideal candidate. She can not get a response from them. Please help our family!

8 months ago I requested a loan modification. Since then I have depleted every source of money available to me, sold my car, and now recieve food stamps. I have still not heard from them. Each time I call it is a different story. They have lost my paperwork no less than 6 times.

We have been trying to work with PHH Mortgage to get our loans modified and avoid foreclosure but to no avail. It has been about 8 months and all we get are run-arounds!

Other than get us frustrated and give us the run-around and cost us valuable time, absolutely nothing!

This Company waited within minutes of our closing time to tell me we will not be getting the loan. We could not get the loan due to the government stating that they were charging too many fees. This is a red flag for any person. STAY AWAY FROM THIS COMPANY
