Stop TEVA in Warrington Township

This petition is being created to stop the recent proposal submitted by TEVA Pharmaceuticals to create two warehouses totaling 1.5 million sq. ft. in Warrington Township. The land in question is located at the corner of Lower State Road and Limekiln Pike and will consist of 156 acres. Initially, two structures are to be built that will reach a staggering height of 8 stories tall (85 feet) to accommodate warehouse equipment and storage. There are no buildings located in the local vicinity that match the height and volume of these structures. The TEVA facility is not in accordance with Warrington Township's Plan for Future Growth which states to "create a community with maximum concern for those qualities which will enhance the townships value for residential uses." Some of the land in question is still zoned as residential and TEVA is working hard to change the zoning laws for this land so it can be part of their expansion. The re-zoning of this land must be rejected to preserve the intent of this community to "minimize friction between land use while enhancing the townships value for each type of use." In addition to changing residential lifestyles and lowering property values, these warehouses intend to run 150 trucks out of the facility which is open 24 hours a day. This will enhance the already growing problem we face with traffic congestion in our area and considerably add to noise and air pollution. Therefore, we believe the building of this facility needs to be stopped because:1. It in not in accordance with the Township's written plan for future growth.2. The visual presence of a structure this size would detract from the lifestyle and property value of its residents.3. The initial intent for the zoning of this land must be preserved so that the residential portions can remain.4. The additional noise, traffic and pollution of the facility would greatly effect the quality of living and safety of township residents and surrounding areas.
We, the residents of Warrington Township and surrounding areas, respectfully implore you to reject the recent proposal by TEVA Pharmaceuticals to build a 1.5 million sq ft warehouse on corner of Limekiln Pike and Lower State Road in Warrington Township. We believe the presence of this facility will detract from the quality of residential life by adding to traffic, noise and air pollution and decreasing the property values of surrounding homes. 
We came to live in this area because we believed in Warrington Township's Plan for Future Growth which stated, we were a "community with maximum concern for those qualities which will enhance the township's value for RESIDENTIAL uses." You also stated in your Plan that the area in Eureka was to be used for "a mixed use, village-style development", and that you "would not create ANY NEW COMMERCIALLY ZONED AREAS". A commitment to build a warehouse of this size on the Eureka quarry location is counter-productive to your plan and a big upset to residents of this area. This facility will place an additional burden of 150 trucks per day to our already overcrowded roadways. This will also create an unbearable amount of noise and air pollution to those living in close proximity to the facility. In addition, the size of an 8-story (85 foot) building in a residential community is not what was promised to us when we moved to this township. We ask you to revisit your Plan For Growth and reaffirm your commitment to us to keep this a residential-friendly community.
