Make the Real Estate industry follow their Code of Ethics!

People don't realize how corrupt some businesses are in the Real Estate industry until they get taken advantage of and then it's often too late.

Note:  there ARE good people in this business but there are also many shady ones.  It does not take much training to be a realtor so anyone can become one.

There is supposed to be a Code of Ethics but from what I can see many simply ignore this and do whatever they please with no ramifications.  The various Real Estate Boards are supposed to ensure this Code is being respected and they are supposed to protect the public but in my case they did NOTHING but cover up underhanded behaviour.

The forms clients have to sign are ridiculously hard to understand and we sign our lives away.  The agents sign hardly anything.   The Property Disclosure forms realtors tell you that you have to sign 》 not true!  Those are to protect agents not sellers.  Most people are not qualified to comprehend what us written .. sellers open themselves up to litigation.  If buyers want to know the home is problem free ... they can pay for a home inspection themselves and find out that way.  The onus is then on them and their inspector. 

Lock boxes ... that is a recipe for disaster.   Years ago I had an agent give that key to people who went into my house when I was out of town .  There were a bunch of people in my house ... I could tell someone was in there right away as pillows were on the floor etc..  my cat died two days later.

House showings ... yikes ... sat in my rv in my yard while this was going on.  I had a direct view of my garage and there were people in there repeatedly by themselves .. While the agent was in the house with others or just too lazy to go out. Expensive tools were in the garage!  I even had some guy jump on my rv back rack while I was in the RV.

People need to start doing online reviews of realtors and lawyers so when others want to see track records they can find out important information.   This will help put pressure on these people to act more appropriately.   Online reviews such as YELP, Better Business Bureau, Rio iff Reports, Facebook business pages etc.  If you google the agents name sometimes review options come up.  If you do enough reviews, you can get them to show up when someone does a Google search on that person.

I live in Brandon Manitoba Canada.  I've had an nightmare house selling experience.  I had signed with a low commission broker (3% Realty).  I ended the contract as he did nothing he promised.   I waited the time after to be completely done with him. A buyer saw own my ad online.  I communicated with them and showed them my house.  They loved it and wanted a home inspection but refused to put in an offer or talk money at all so I said no.  People dont allow strangers to inspect their homes like that!?!  I did not know these buyers were house flippers who akways partnered up with a regular agent from Royal Lepage.  They told me since I would not "work with them" they were not interested.  They secretly went to Royal Lepage agent who went to 3 % guy and he gave my key for them to get back into my home.  Both agents then presented a scam -deal which I signed .. not realizing the buyers were mine.  I figured it out within an hour but was told too bad.    I asked why Royal Lepage called my former agent and they told me they do that as a professional courtesy ... and deemed it unnecessary to call me!  They also told me to "show appreciation" ... talk about disrespect. 
That 3 %:broker was volatile from the start.  He was extremely abusive to my 87 year old mother and I ... yelling and using obscenities.  We had told him I was disabled for mental illness issues and he used that against me.  He sent terrible texts like " you're pathetic because I needed my mommy to help me" ... He knew my mom was Power of Attorney  but was away at time deal was presented, he rushed the deal

I had reported his behaviour to the Real Estate Board throughout this but they just shrugged it off and refused to accept any written reports.   I had to involve the provincial Board myself ... and they tried negotiating but that didn't work out.  I found out so much more about how underhanded all the players were I decided I wasn't paying anyone anything.  (3 % broker workked with R. Leoage agent at R.lepage until three months ago.  

They didn't do anything to earn money .. and I didn't ask any if them to get involved in my business! 

Conflict of interest seems rampant between lawyers and realtors!  Noone has the decency to be up front about this.  When things went awry in my house sale my former agent told me to go try to get help from my lawyer ... that they are buddies.  I found out this was true.   My lawyer set up this brokers company three months ago, gets tons of business from him snd shared the same assistant.   No wonder my lawyer was unavailable when I signed a scam deal.  He never called me back ... would not help me fight to get out of what was an obvious set up and only showed up when closing day arrived.

I won my house back.  I was relentless in my fight.  I blasted all involved wuth emails and texts.  I told them I was not moving out on closing day ... no matter what.  I stood my ground.   

This mess cost me thousands of dollars and STRESS!.  I am now fighting for compensation which they refuse to give.  I am on a public campaign to let everyone know what happened to me and who did it.  

They have their big lawyers trying to scare me but  its not working.  They are trying to shut me up by complaining to social media sites to get me kicked off, Facebook included. They sent me intimidating "Cease and Desist letters and so on.

Most people think they have no power against these realtors and lawyers .. I'm telling you that we all DO !!!

WHAT PEOPLE CAN DO  ::

Sign this petition 

Report (or threaten)to regulatory agencies:  Securities Commission / Law Societies etc

IF YOU HAVE BEEN SCAMMED DONT GIVE UP POSSESSION OF YOUR HOME!!!   They will tell you to go through with the sale AND THEN fight ... you lose control and power if you do that.

Go public (or threaten to):  hand out flyers, get lettering done on your vehicle, pit banners on your house, write letters to media, do online reviews including things like "Rip off Report" etc etc etc.

Just google "consumer revenge". 

P.S.  Communicate via text or email from the START of a listing so you have evidence if things go wrong
