The COTO COMMUNITY ATMOSPHERE AND PROPERTY VALUES ARE AT RISK! A real estate developer has purchased the former Merry Hill School property and obtained a majority interest in the formerly not for profit Silver Bronze Corporation which owns the Equestrian Center. First he plans to demolish one of the Historic Barns to make way for the rest of his plan. He will then try to rezone a portion of the properties in order to build houses. This could eventually lead to the demise of the entire Equestrian Center, by siting $2 million tract homes within 30 feet of occupied stalls which will lead to regular complaints driving up operating costs and with it, the loss of a historic part of our community, home of the 1984 Olympic Modern Pentathlon event. We believe if he is allowed to destroy this valuable community asset, it will immediately result in a reduction in property values in our community and a change in its unique character.
We oppose any change in zoning from what is in the original Coto de Caza Specific Plan which speaks to the importance of commercial/recreational facilities contribution to the character of the community. THE LOSS Of ONE OF THESE IMPORTANT COMMUNITY CHARACTERISTICS (the Equestrian Center) WOULD BE DEVASTATING TO THE CHARACTER OF OUR COMMUNITY.
Solution:
Leave the Equestrian Center intact and find a developer to build a low impact retail project, on the Merry Hill School property, in keeping with the character of the new General Store, that blends with the character of our community and not change any of the existing zoning.
