Restrict Short Term Rentals in Wall Township

There’s a good reason every city has zoning laws. They separate various types of buildings and building uses for the mutual benefit of everyone, so people don’t have to live next to a factory or a motel. Most cities also have laws related to the minimum rental period for a single-family house or a multifamily dwelling.

Rentals through Airbnb and other online rental sites are causing problems in Wall Township, NJ. Wall Township does not need to have the problems with short term rentals that Belmar once had with transient tenants causing disturbances in the neighborhood. Airbnb rentals are quite controversial. Many towns are concerned about them. They feel that they can bring down property values. Would you buy a home next to a nightly motel? These renters are being found on the internet and then allowed into our neighborhood, which can lead to a public safety issue. Parking and more traffic on our street is also an issue. They are operating a business in a residential area. Short-term renters have no stake in the community and therefore no reason to care how the neighborhood around them suffers from their vacation activities.

Since May of 2016, the Wall Township Committee has been considering adopting an ordinance which would limit short term rentals to thirty days. The renters would also need to register with the town and fire inspections would be required. However, despite promises that the ordinance would be soon forthcoming, the Mayor and Township Committee members continue to delay. The only recourse they are offering to full time residents is to call the police about disturbances.


Airbnb rentals are spreading in Wall Township. Let’s put a stop to them before they become a major problem for local residents. Please join us in encouraging our township officials to move ahead quickly and implement an ordinance limiting these rentals to 30 days, limiting the overcrowding of people in these homes, requiring registration with the town so that the township knows exactly who is staying in the home at all times and requiring fire inspections for each rental.
