Rehabilitation/Homeless Center on 357 Targee Street

This is going to have a direct impact to the community home owners, Local Schools, Property values. and the quailty of Life. Crime will go up. The value of homes will decrease.

I am the Housing Director for Christa Construction and a Partner in CSD Housing, LLC.  I was forwarded a copy of a brief message that you sent to Christa concerning our role in a proposed development at 357 Targee Street and can answer each of your questions.  First, we have not acquired the Property, but we have entered into a Purchase Agreement with the Seller Victory Worldwide Transportation, Inc.  The Purchase Agreement provides for a due diligence period during which we are trying to talk with the community, understand any environmental issues and otherwise determine whether this is a good site for our proposed apartment Project.  We will not make any decisions about acquiring the property until we finish our due diligence and have a better sense of community needs/concerns.  Second, Randy Lee is not involved with our team in any way.  He is the attorney for Victory Worldwide Transportation and is representing the Seller in regard to the Purchase and Sale Agreement.  Our attorney for the Purchase Agreement is Steve Tranelli, Esq. at the Barclay & Damon offices in Rochester, NY and our zoning attorney is Richard Lobel at the Firm of Sheldon Lobel, PC in NY.  We have also assembled several other team members to assist during due diligence as follows:

 
Project Architect:             Urban Architectural Initiatives, Alen Moghaddam, AIA
PSCH, Inc.:                          Our not-for-profit Partner and Project Sponsor.
Bobby Digi:                         Bobby is assisting with community outreach and is our Partner on the ground in Staten Island.
 
                In general, we are proposing an apartment Project of between 160 and 180 Units.  While we are in the very preliminary stages of our review, we have prepared a rendering of a potential building design that I am sure Mr. Digi would be happy to share with you and your organization.  In addition. Mr. Digi has and continues to organize meetings with various community groups and is working with PSCH to organize tours of similar facilities within the greater NYC area.  In fact, both Christa and PSCH recently participated in a 2 hour community forum at the Carter Center  where we discussed the Project and answered questions from the attendees.  The forum was well attended and included a number of community and civic groups that seemed genuinely interested in the Project.  We anticipate that Christa and PSCH will be hosting additional community forums and/or community meetings in the coming weeks.  I have copied Mr. Digi so that he is aware of your organizations interest in the Project.  Please feel free to reach out to Mr. Digi with any questions or concerns or if you would like to participate in one of the tours or community meetings.  We welcome all community participation and input.
