As a resident living in the nearby neighborhood of this proposed development I wish to express my opposition to this change. This proposal, which includes high-density apartments, will create a significant impact to community mainly due to traffic congestion and overburden schools amongst many other concerns.
This project will consist of at least one 5-level parking garage accommodating 685 vehicles, in addition to 300+ parking spots in between apartments and retail, another 150 cars from townhomes and another 500-1500 vehicles commuting to and from offices and two hotels, adds a total of 2500+ vehicles during peak hours to an already congested infrastructure.
Borchardt Elementary is very close to capacity. Riddle Elementary and Fowler Middle school are over capacity and are currently utilizing temporary portable classrooms. With the newly approved Megatel Prairie Commons single-family neighborhood, the situation will get worse. There will be no room for additional children that will reside in this proposed development.
There is already excessive density in this area with more than 3024 apartments within 1 mile radius (in the city of Plano) and another 2000+ in the City of Frisco in various stages of construction. This proposed development is very dense, with 448 apartments, 75 townhomes, 315 hotel rooms, and 172 assisted living apartments. This would equate to 1,500 more people staying in this area on a nightly basis with their residences backing up to a single-family neighborhood. As a homeowner in this area, I will have to contend with the significantly increased traffic, associated gridlock and share the same school district. This proposal adds an undue burden and affects our quality of life. This is not good for Plano.
I oppose this zoning change and would request the city council to vote against this change request.
