Demand an Owners Special Meeting for MBP Owners

On August 25, 2017, Hurricane hit the Houston area. A few days after that, water was released from Addicks and Barker reservoirs causing Buffalo Bayou to rise resulting in every home at Memorial Bend Place (MBP) Townhomes to be flooded by 2 to 3 feet.

What you could easily classify as serious damage being caused to every single home at MBP at the exact same time, yet there has not been one single official owners meeting held as of September 10, 2017 and the only communication from the board or President of the Board was a letter from the President forwarded to the owners by the property management company, Leyendecker Group (LMS), which did not include any details of the plan for repair and recovery.

Since that time, the board has appeared to work directly with LMS to develop some sort of repair plan without any input from the owners, nor did they share the details before creating an invoice for each homeowner for around $3,000 with a due date of net 30 days. They have forced a purchase for each homeowner, without asking what they want, without telling them what they are going to get, and gave them the bill to be paid essentially immediately. (30 days is quicker than the contractor would even bill for the project.)

With all of this, there are many questions asked with not a lot of answers. There are requests for a meeting without responses.

This petition is to demand a special meeting with owners, the board, and LMS. Our bylaws state that if we have more than 20% of the owners request this, there will then need to be a special meeting. 20% equals 28 owners.
