Demand for the Correction of Wessex Towers's Faulty HVAV Systems

Many Wessex homeowners have long experienced and suffered with high humidity and less than ideal temperatures in their apartments as well as in the hallways for many years especially in the summer months. To address this issue, many home owners have resorted to using multiple dehumidifiers and in some cases portable air conditioning units that have to be ventilated out their patio doors using duck tape and cardboard to block the gap created.

Aside from the discomfort that high humidity can cause, it creates a high risk for health issues and property damage due to mold growth. On any one day during the summer months relative humidity has been recorded as high as 80% in the units and hallways – 40% - 50% is considered normal. This, while the humidity outside is usually lower!

Two years ago a resident who had presented a complaint to the board brought in a highly qualified independent engineering firm who were expert in high-rise condominium HVAC systems. They met with board members and surveyed the building and sent a detailed written letter identifying the problems and recommended that they be hired to conduct a study that would provide an analysis that could then be presented to an HVAC installation company to determine costs. At the time the charge would have been $800.00. It was ignored by the board.

Wessex Towers postures itself as a high-end condominium yet its HVAC system is sub par and hardly commensurate with other such condominiums in Nashville. We the Wessex Towers homeowners do not feel that we should have to “make due” with the performance of such an inferior system especially in lieu of the high monthly maintenance fee that we pay and demand that the problem begins to be addressed by having an analysis performed that will be used to determine what it would cost to fix.
