On 12/10/18, residents of Sunset Downs subdivision and surrounding area in Cordova, TN learned of a development for the vacant lot directly behind the subdivision. This development is for a gas station and convenience store.

We are opposed to this development and DO NOT WANT this unwelcome blight on an otherwise stable neighborhood. It will create noise, traffic congestion, increase crime, devalue property, and is simply unnecessary.

NOISE: With customers coming and going, it's impossible to prevent the noise from cars, car stereos, and people. People live in Sunset Downs and its surrounding areas because of the peacefulness and city respite that a subdivision is meant to ensure.

TRAFFIC: There are two schools located within walking distance of the site, an elementary and a middle school. We are very concerned about the increased traffic danger for our children. Drivers frequently speed down Trinity and Ericson, and the four-way stops on Trinity are congested daily. There is no way to accommodate the influx of vehicles that this development would bring.

CRIME: A convenience store does not foster neighborhood peace or safety. It is common knowledge that convenience stores are targets for robbery and other criminal activity. Additionally, a bus stop for Cordova High School is on the site. There are already problems with students littering (tossing trash in residents' yards) and fighting at the bus stop in the mornings, and wandering about the area when dropped off in the afternoon. Having a convenience store so close by can only increase opportunities for littering, fighting and loitering by students and others.

DEVALUATION: No one seeking the peace and quiet of a suburb will want to buy a home with a gas station, car wash and store in its backyard. This will affect both current and potential residents. Many people in Sunset Downs have lived here since its construction in 2000. If this project is allowed, the neighborhood is essentially ruined since it will no longer be what it is now. Homeowners will have to sell their beloved homes at a loss, if they can sell at all. This is guaranteed to result in more homes becoming rental properties, which breaks down both neighborhood unity and property value.


UNNECESSARY: There are multiple gas stations, convenience stores, and car washes on Germantown Parkway, which is barely one mile from the site. There is no legitimate reason or need to put such a development in a residential area. It will be obtrusive and bring a city/urban aspect to an area that was never intended to be such. 

It is not right to destroy all we have maintained and worked for, and it's even crueler that greedy developers obviously don't care about the damage that they'll inflict.

WE, THE UNDERSIGNED, DO NOT WANT THIS DEVELOPMENT!

The Land Use Control Board meeting is this THURSDAY, JANUARY 10th at 10:00 AM. It is VITAL that we have as many people as possible there! The Board needs to see how against this we are! We have only five minutes to make our case (HOA President Jim Frommel will speak and use a PowerPoint). Location is at Memphis City Hall, 125 N. Main. Make sure to allow extra time for parking. Our case is first on docket so please be on time! Thanks!
