Subject: Attention Required: Unimet Wallet System Failures - Tenant Demand for Immediate Action

Dear [Landlord's Name],

We, the undersigned tenants of The Parks Lifestyle Apartments located at Riverside Boulevard, Riversands, Midrand, write to you as a collective group to express our deep concern and frustration regarding the ineffective Unimet Wallet system that has been implemented for the purpose of loading water and electricity credits. We consider this system to be highly inefficient and unacceptable, and it fails to meet the basic needs of the tenants residing in this property.

To add pain to injury, we have discovered that the Unimet Wallet system is a paid web application costing approximately R400 per month, while alternative pre-paid loading methods through our respective banking apps are free of charge. This additional financial burden imposed on us is both unfair and unreasonable. We urge you to consider the financial implications this system has on the tenants and take immediate action to rectify it.

Furthermore, we understand that the national load shedding is beyond your control as a landlord. However, the frustrations caused by Unimet's untrained staff and their continuous faults, coupled with the prolonged resolution time for queries, exacerbate the situation even further. The limited electricity supply we currently experience due to load shedding is worsened by the inefficiencies of the Unimet system. We implore you to address these issues promptly to alleviate the hardships faced by the tenants.

In the event that you respond to our concerns by intentionally turning off our access to the properties due to non-payment, we, as a collective group, will not hesitate to approach the Randburg Magistrates Court for an immediate issue of a spoliation order. This order would enforce our rights as tenants and demand the immediate reinstatement of our access to The Parks Lifestyle Apartments, despite our non-payment. It is important to note that several residents have already successfully obtained spoliation orders against the landlord for similar situations. A spoliation order is treated as an emergency by the courts, similar to a protection order, and is not subjected to prolonged court proceedings. We hope that you understand the seriousness of this matter and the potential legal consequences that may arise.

We trust that you will give our concerns due consideration and take swift action to address the issues outlined above. It is essential that you fulfill your responsibilities as our landlord by providing us with a reliable and efficient system for loading water and electricity credits.

We expect to receive your prompt response detailing your plan of action to rectify the Unimet system's shortcomings and ensure the uninterrupted provision of essential services to all tenants.

Yours sincerely,
