Stop 6-Story, 67 Unit Building in Quiet Single-Family Neighborhood

PLEDGE TO VOTE OUT OFFICIALS WHO DO NOT SUPPORT OUR NEIGHBORHOOD

North Miami should be a forward-looking, progressive city. Stagnation is not what anyone wants. Everyone wants responsible, smart development that is in harmony with the neighborhood and adds value to our area.

However, it makes no sense to put large buildings of the kind being proposed in the middle of single-story, single-family homes. Development in the NRO should take into consideration what already exists – we deserve better than to have vastly increased traffic, noise, crime, littering, environmental degradation and more that come with developments that are too large for the surroundings and local infrastructure. We don’t want 6-story eyesores where there are beautiful midcentury modern homes. We don’t want massive concrete walls where there are lush trees. We don’t want to worry about our kids playing outside or crossing the street. We want responsible, smart development that fits in the setting. And we want elected officials who listen to their voters, not foreign developers!

WE OPPOSE THIS PROJECT AND ASK OUR REPRESENTATIVES TO DENY IT

1. The development does not fit the character of the neighborhood.
A six-story apartment building in this residential neighborhood doesn’t fit. The city’s own rules require that new development must be in harmony with the area, and not mar the character of the neighborhood. The city’s own rules also require appropriate transition between large development and the existing neighborhood. Because this six-story development would be surrounded by single-story single-family homes; there is no transition at all between them.

2. The development will increase traffic.
Our neighborhoods are already dealing with problematic vehicle flow. Speeding, running traffic signs, and accidents are common. The proposed building site is on a dead-end, which will force traffic from the 67 units onto 9th Ave, or into illegally entering West Dixie Highway. The surrounding blocks will be full of cars parked along the streets.

3. The development will increase crime.
The increase in population, vehicle traffic and pedestrian traffic all increase the possibility and opportunity for more crime. The 6-story height will allow people to see if neighbors might not be at their homes down below. Our police force is already strained and likely would not be able to do their jobs effectively.

4. The development will degrade the environment.
We all have some impact on the environment, but the key is to only allow development that does minimal harm to the habitat in which we live. The site is home to many large native trees which would be destroyed. There are also serious concerns about the city infrastructure’s ability to absorb all the extra use. The added pressure on the water and sewer infrastructure will strain the city’s resources and lead to increased costs for local homeowners. The city’s own website states that we are facing ever increasing costs in the future due to, ‘an aging infrastructure and the increasing cost to maintain it; an increased population to provide potable water to; and strict requirements imposed by regulatory agencies to conserve water.”
