STOP High Density Development from Ruining Colleyville. Keep zoning to 1.8 residential units per acre MAXIMUM. End the "Density Bonus".

Our city council and mayor are in the process of approving a new Comprehensive Plan that recommends, and will ultimately result in, high-density residential development. The vote is December 15th at 7:30 pm at city hall.

The City Council and it's hand-picked committee of developers, realtors and others with vested interests in a higher density Colleyville are working hard to justify the changes to our Comprehensive Plan that include strict density standards. Don't be fooled! Higher density is in no way good for Colleyville.

REALITY--Ask residents of other cities what higher density development actually brings:

Reduced property values
Increased traffic congestion/longer commute times
Increased crime
Higher taxes to pay for widening roadways and providing city services to more residences
Loss of mature trees
And most important for Colleyville—an adverse impact on the unique character of our town.

Arlington and Irving are two cities suffering greatly from higher-density. Citizens in other cities like Plano are fighting back and WINNING!

The comprehensive plan specifically recommends increasing the number of condos and town homes but may also include “multi dwelling unit developments,” “flats,” and “lofts”—fancy names for apartments. The plan specifically recommends multi-story developments along the Highway 26 corridor.

These units will initially be for “sale,” but one company can purchase multiple units then rent them so they effectively become apartments. As the units age and the developer wants money from the government to refurbish them, he/she can turn them into section 8 low income housing without city approval. This happened in Grapevine.

Colleyville residents need to engage NOW to stop the new comprehensive plan and end the "density bonus". The density bonus is a loophole that has allowed developments to be approved in our city with up to 16 residential units per acre. This is of NO BENEFIT to residents.
