Springbank Hill development concerns

To City of Calgary Council

The Springbank Hill ASP was passed and approved by City of Calgary Council in the Summer of 2017. One of the primary objectives of the ASP was to create a cohesive plan for the 190 acre study area, as noted in the ASP.

By creating 5 Neighborhood Area density zones, placement of Neighborhood Nodes, and Neighborhood Activity Centre the hope was to stop the haphazard development approach caused by having over 15 different land owners and developers.
However as of the summer of 2017 we are witnessing constant requests for increasing densities beyond the ASP zones.
In discussions with city planning, the current view is to allow substantial change in density, build form, and retail locations within the Springbank Hill ASP, without the ability or mechanisms, to take a step back and review, and understand the impact to the entire 190 acre study area, in terms of infrastructure, impact on traffic, impact on the community. This negates the many years of work done by city planning, the community, and the development community towards the ASP, without any justification and without community engagement.
To highlight the impact on the community, Ernest Manning school is over 100% capacity, and the newly opened Griffith Woods K-9 school has a wait list with residents children in the walk zone being bussed to other schools.

As a resident of the Springbank Hill community, I am unable to support the proposed Land Use Applications LOC2018-0085, LOC2018-0101, LOC2018-0231, LOC2018-0144, LOC2019-0162, and any others resulting in modified land uses and increased densities beyond those established in the ASP.  In addition I request city hosted open houses to allow for community engagement before any land use amendments within the Springbank Hill ASP are approved.

City council is going to review a few applications in the area on February 24th commencing 9.30 am. The council meeting is specifically around 85th development.

Thank you very much for signing this petition. We (Springbank hill community association) appropriate if you spend sometimes and share this petition with your neighbors and people who might be affected by these changes. Remember we are stronger together.
In late February, City council will be evaluating few applications. Before that we would like to collect lots of signatures, so we would stop them right there.
