We, the undersigned, oppose the proposal by James H. McNeil Jr. and Toll Brothers to utilize residences in our Royal Cypress Preserve gated community as Toll Brothers guest houses.
- Toll Brothers is trying to get a county exception to establish two Toll guest houses in our Royal Cypress Preserve community as an employee benefit. This is happening behind the residents' backs and will only benefit Toll Brothers, not the residents!
- Residents will have to endure a constant stream of short-term renters that do not care about the community and existing HOA rules. Previous Toll employees staying in the guest house jumped fences to get to the pool area, tailgated residents to get entry, and allowed unregistered non-residents to enter the community after hours.
- The use of guest houses will create a scenario which is not allowed under the new Orange County ordinance for short-term rentals. This exception only benefits Toll Brothers - none of the residents would be allowed to do the same!
- This proposal seeks the ability to use guest houses for five (!) years - long after Toll Brothers will have handed over the control of the HOA to the residents!
