    The owners/developers are asking for a Variance of the 35' street setback at 409 Merritt Avenue. The variance is to allow a street setback of 10'. The requested setback aligns with a proposed multi-family development on the adjacent property to the west (the zoning code does not factor their setback). The proposed street setback will enable continuity along this portion of Merritt Avenue and contribute to establishing a template for an engaging streetscape. The Variance does not enable any additional density. It will enable the proposed 2 - 2.5 story homes to be more evenly dispersed across the property.
