    The Landlords Have Rights To

    If you are for more affordable Rent, smaller government, smaller contracts, equal rights, simplification or the right to a free Country you should Sign this petition.

    Renters Rights means just that I think that both renters should have equal rights the Landlord is as much of a renter or person as the one living in or on the property. The owner (Landlord) has the right to rent whatever he wants to rent to the renter (Tennant) at any price he chooses to rent it for, the Tennant has the right to rent it if he wants to at any given price he can afford, the key word here is afford. If a Landlord owns ten houses and five tenants are dead beats that would mean that the other five tenants that want to do the right thing would have to pay twice the rent or the Landlord will go broke and all the tenants will be put out on the street when the government sells all of them for delinquent property tax. If you are making minimum wage and your car breaks down you don't rent a corvette to drive to work return it a month later and not pay for it because it ran out of gas or had a low tire then go to the next rental place and do the same you would rent a smaller cheaper car that you can afford. What makes people think that a landlord is any different from a car rental service? why not make a bunch of laws that you can pay for a Volvo and get a free upgrade to a Lincoln or a corvette, then we can get rid of all these clunkers

    (a) The provisions of this chapter are applicable only in counties having a population of more than sixty-eight thousand (68,000) according to the 1970 federal census or any subsequent federal census.

     

    It seems to me that the larger governing counties wanted a face lift that would get rid of all the old buildings as well as the people that couldn't afford the five star motels in their area or at least the ones they wanted to invest in as the new vacant land became available to build on you know the land where some of the cheaper ran down houses and apartments were located. you know the ones that was catering to the less fortunate income type families that was only paying a hundred dollars a month until they passed a few laws and convinced their 100 dollars a month tenants they should receive five star homes for the same amount in order to run the landlords out of business so the five stars motels they wanted to build and or invest in could take over. Now Judges think they should enforce those same laws through the rule communities running the landlords out of business making them pay for a deadbeats utilities and give them months of free rent. When that happens the Landlord can never recoup the losses because the market will not support the higher rent required to compensate for the difference causing the property to set empty if they ask higher rents in order to make up the difference, it's also unfair to the tenants that are trying to do the right thing and pay their bills like they should.

     

    The law should be simple the tenant should pay what he agrees to pay for as long as he agrees to pay it for, regardless of how much he likes or dislikes the place after they have been there for a while if something breaks fix it if it is in the contract or do whatever is agreed to, regardless tenant needs to pay or get out without getting behind on their rent not months later. They should be held liable for rent and penalties late charges etc.  If a credit card company can make a contract and make you pay extra for being a day late a Landlord should be allowed to charge as well.

    I think it is time we start looking at rentals as a business because that is what it is it is not a right to be able to take possession of someone else's property  so we should stop giving deadbeats the right to do so. If you or the Government think someone should not be able to put someone out on the street then you should pass a law that the government should have to put them up then we could all share the responsibility and quit dumping it on the backs of Landlords, and stop the government from putting anyone out for not paying taxes then maybe they could charge fair affordable rents for everyone.

     Tenants have learned that they can rent something they can't afford as long as they can mooch a few months rent off their present Landlord for a down payment on another place leaving their present Landlord months of no income High utility bills, scratches as well as holes in the floors and walls as well as hefty cleaning and repair bills with very little or no consequences.

    The Landlord should be allowed to write anything in a contract that would allow them to run their property effectively without the government telling them as well as the tenant what they can or can't do. The only time a contract should be broke or changed by the government is if someone was forced by someone else to sign a contract and rent a property against their will. If a tenant don't like the contract he don't have to rent that property they have every right to keep looking until everyone is satisfied with what they get for their money, if they are not satisfied let them offer to pay for the improvements or find another deal that better suits them. If a landlord is paying the utilities and Tenant is not paying the rent for any reason Tenant deserves to have the utilities cut off after all they are renting them a piece of property not taking them too raise. The utility companies gives them ten days and are allowed to cut them off if the Tenant don't pay the Landlord what makes a stupid congressman, lawyer or judge think he is going to have the money to keep the tenant a house that is all lit up their beer cold their bodies warmed up to their favorite temperature of seventy five and free showers two times a day and all their property taxes paid up while the Landlord sinks into poverty. If that is what you want in a property you should expect to have to pay twice what the house would cost to buy through a bank and at least 150% of the utilities for the Landlords efforts. If Tenant moves into a property in need of repair and expects the landlord to make the repairs for them, I think they should expect to pay at least three times the price they could buy it and fix it up for if they expect the Landlord to do all the work for them, after all Landlords are in it to make money not to support the drinking, drugs or bad spending habits of a deadbeat Tenant. We the undersigned Feel like the deadbeat Tenants should be just as liable for the properties they rent as the Landlord is. If the Tenant agrees to pay X amount for a property they should first inspect the property to see if it  is of the quality and terms they would expect or move on to the next rental.

we are all responsible for our own well being If you rent a wooden crate for five dollars a month to live in because that is all you can afford at the time don't expect it the owner to put in a new bath,  kitchen, electricity and central heat and air or even put you up a Tent a month after you move in unless you have a written contract stating just that.

If you rent a house beside a sewage treatment plant and don't like the smell pay the rent until you are out and move on but don't expect the owner to buy a can of room freshener every day or give you free rent. Allow us to make our own contracts with our own rules and hold one another to what we agree to it is that plane and simple. That should be the Law.Firma la petizione
