We don't need another Gas Station in our neighborhood!

Help Please! Our property values are going to fall drastically! For your sake and all of your neighbors, please help stop the rezoning of the corner property at Holmes and Hacks Cross Road.

This property has gone before the Planning and Land Use Boards and Rejected both times. This will be our last chance to make sure it will not pass!

This final meeting Monday, March 23rd at 3:00 PM can override both prior rejections!

We all must come together to see that they will be rejected at this hearing! Let them know our collective thoughts:

Why we don't support this development:

The Shelby County Office of Planning & Development report on this proposal made the following statements by the Staff during their Analysis. These are their professional opinions, not our own.

"Staff disagrees the applicability standards as set out in the Unified Development Code Section 4.10.2 are or will be met." (Page 19. – Staff Report – Applicability)

"Staff disagrees the general provisions as set out in the Unified Development Code Section 4.10.3 are or will be met." (Page 19. – Staff Report – General provisions)

"Staff disagrees the approval criteria as set out in the Unified Development Code Section 9.6.9 are being met." (Page 20. – Staff Report – Approval Criteria)

"The convenience store would rely on a septic system. As a policy, the City of Memphis no longer extends sewer to this area in order to encourage centralized development(Page 22. – Staff Report - Conclusions)

"Permitting a convenience store in this location would lead to the potential commercialization of the remainder of this street corner – without the guidance of a long-range plan. The resultant sprawl would break down a desirable agricultural buffer between Olive Branch, MS, and urban development in Shelby County." (Page 22. – Staff Report - Conclusions)

"The planned widening of Hacks Cross Road, however, is not in itself justification for the commercial rezoning of this land. In fact, the street's expansion and the area's proximity to Mississippi industrial uses indicate the need for heightened zoning protection of this neighborhood's agricultural and natural character." (Page 22. – Staff Report - Conclusions)

"Permitting a convenience store in This proposal would have an undue adverse impact on the character of the neighborhood, and does not meet the criteria for a planned development." (Page 22. – Staff Report - Conclusions)

"RECOMMENDATION:  Staff recommends rejection(Page 23. – Recommendation)

UPDATE: YOUR VOICE WAS HEARD!!!! We're proud to announce that the board met and reviewed our petition and in a STUNNING 13-TO-0 vote unanimously rejected the re-zoning and construction for the gas station! One board member was quoted saying "I read EVERY SINGLE COMMENT in this petition and it is CRYSTAL CLEAR that this neighborhood simply does not want this." ~ "In all of my years I have never seen such a well organized effort, this city needs more of this!" GOD BLESS YOU AND OUR NEIGHBORHOOD!
