There is a new practice of holding listings out of the MLS while advertising them on ZILLOW as "Coming Soon". We feel there is possibly a short term benefit to the listing agent since they increase their odds of selling the listing themselves. However this benefit comes at a price, a possible harm to the seller and others, and therefore violates a realtor's duty to his/her client. The the long term negative effects are as follows:
1. THERE IS A HARM TO THE SELLER since there is no guarantee that the Seller is getting the highest possible sales price since the seller's home is not exposed to entire market.
2. THERE IS A HARM TO OTHER LOCAL REALTORS as the MLS no longer provides instant access to the full inventory of homes for sale.
3. THERE IS A HARM TO BUYERS as realtors working with the MLS will not be able to show them all available houses.
4. THERE IS A HARM TO THE ASSOCIATION OF REALTORS as this practice directs buyers away from their Realtors and the MLS and instead to zillow.com.
5. THERE IS A HARM TO THE LISTING AGENT as other agents question the integrity of this business tactic and may hesitate to do business with those who use it.
