CONSERVATION BOARD DENIES SITE PLAN FOR CAMPUS CREST (THE GROVE) On May 7, 2013 the Town of Henrietta Conservation Board met, reviewed and unanimously denied, with one abstention the final site plan approval of The Grove at Rochester, a student housing complex on an existing 73.3 acres of land located at 3860 East River Road in a purported Industrial Zoned District, Tax Account No. 174.02-1-20 (Application NO. 13-003). The reasons given included: 1) the failure of the Application to address the use of approximately 52 acres of the site; and, 2) a determination that the Application was incomplete as it stated that the property was in an Industrial Zoned District when in fact it is in a residential zone.
We settled here. We raise our families here. We are creating a lifetime of memories. We want to save our community from being re-zoned into an industrial area.
MOST IMPORTANTLY, WE WANT THE TOWN BOARD AND SUPERVISOR TO RESPECT THE TOWN’S COMPREHENSIVE PLAN WHICH SAID THE LAND WOULD BE LOW DENSITY RESIDENTIAL/RESOURCE CONSERVATION NOT INDUSTRIAL!
SINGLE FAMILY HOMES ARE NOT EVEN ALLOWED IN INDUSTRIAL ZONING AREAS, WHERE AS MANUFACTURING, WAREHOUSE, MACHINE SHOPS, PLASTIC FABRICATION, MEAT PROCESSING, SHEET METAL FABRICATION IS!
WHERE’S THE ENVIRONMENTAL REVIEW ON THE OTHER 50 ACRES OF THE REZONE?!
Campus Crest wants to build a new, 600-bed apartment community across from our neighborhood. This could possibly bring 600 more cars down East River Road, but that's not all - Campus Crest wants the area to be re-zoned from residential to industrial. Why would Campus Crest need to have this area re-zoned to Industrial? Are they planning to build a manufacturing plant? Are they planning on more student housing in the future?
As members of the community, we are saying:
NO to rezoning!
NO to 600 new college student beds and cars across the street from our neighborhood.
NO to increased traffic on East River Road.
NO to decreasing our home values. I bought my house on residential zoning, not industrial!
NO to lack of explanation on what the plan is for the remaining 53 acres of land!
The Town Board and Supervisor do not have to grant this Campus Crest’s application to rezone to Industrial – it’s discretionary. Why is the Town of Henrietta even considering this?
