9-Building / 41-Unit Condominium Development Proposed for 50 Moffett Street.
The proposed development does not comply with the following;
• Zoning Code 204 R-3 (204.1) The district requirements are intended to preserve, promote, and protect a quality of urban residential living characterized by unobstructed Front Yards, pedestrian-scale streetscapes and Buildings scaled and designed to be compatible with the neighborhood.
• No traffic study was conducted to determine potential impacts on traffic during peak time periods.
• Does not protect established mature trees. (It appears from the drawings that the mature oak trees will be removed and Red Maples will be planted in their place)
• Stormwater impacts; There is no indication in the proposed stormwater management plan that the developer has addressed all aspects of the Mt Lebanaon's stormwater regulations. This will lead to additional stormwater runoff and flooding potential on Cedar Blvd.
• Does not address the impact of additional sewage on the existing sewerage system.
• Does not address the potential impact on the safety of school children.
We request the developer reconsider their plan and reduce the number of units and provide additional green space on the site.
