Support the Proposed Plan for the Village Bath Property

After 25 years of the Village Bath property remaining vacant and its condition continually deteriorating, a proposal to improve the area has been submitted to the Board of the Town of North Hempstead that deserves the support of the community.  

Currently proposed is an expansion and improvement of the parking lot behind the Daffy’s/Apple property at 1900 Northern Blvd.  This plan is the result of feedback between the developer and residents and reflects significant changes from past proposals.  While earlier plans were rejected by residents as being unacceptable, the current plan reflects major concessions including a significantly increased buffer (50 ft) to adjacent homes, increased landscaping and a legal agreement that no future building will be allowed on the property nor will the Village Bath property allow the 1900 Northern Blvd building owner to increase the size of the existing commercial building beyond its May 2012 as-of-right.

The proposed plan creates a greatly improved traffic flow for the parking lot that will help to improve the longstanding poor traffic situation on The Gate, making it safer for drivers and pedestrians than the current site.  The developer initiated aesthetic changes are above and beyond what is the norm for a project such as this one.  Most importantly, this plan limits future growth in the area, has a low impact on the community compared to any other viable proposed use, and keeps the property on the tax rolls.  Approving the present proposal eliminates the chance that a different purchaser might appear in the future with no desire to work with the neighbors or satisfy their concerns.

We, the undersigned, write to you today in support of the proposed plan that is before the Town Board for the former Village Bath property.  We recognize and appreciate the concessions made by the developer to address previous adjacent resident concerns including a significantly increased buffer from adjacent homes, improved landscaping and written covenant that will restrict building on the property and future growth of the adjacent 1900 Northern Blvd Commercial property.





 





The implementation of this plan will also serve to greatly improve the current conditions on flow of traffic within the parking lot and therefore lessen the congestion and improve safety for pedestrians and vehicles on The Gate.  





 





We urge you to pass the proposed zoning change conditional upon this site plan and its restrictive covenant that limits any alterative future use of the Village Bath property, while improving the current parking and traffic situation in the vicinity of The Gate.
