Stop Regent Properties Development of the Ventura Hillsides

As a concerned citizen, I request that the Ventura City Council reject the Mariano Rancho/Regent Properties hillside development plan.

Regent proposes to build 55 "luxury” tract houses on the hills above Ventura High School from Hall Canyon to Lincoln Drive by the iconic "V." Regent's plan does not comply with the city’s Hillside Management Program (HMP), which mandates safe hillside building practices. The HMP requires hillside developments to preserve "topographical, geological and hydrological conditions" and the terrain's "natural and scenic character.” Regent’s plan will violate these requirements.

Regent wants to make extensive cuts on hillside slopes that exceed 30%, fill barrancas, which blocks natural drainage of rainfall runoff, and build houses on landslide hazard areas—all prohibited by the HMP. Compliance with the HMP without modification or variance is essential to minimize potential damage to existing area residents, property, and hillside environment and wildlife.  

Regent’s development would also draw upon depleted city water supplies and add even more traffic to already congested area streets.

I strongly urge the Ventura City Council to deny the Mariano Rancho/Regent Properties development plans by rejecting them at the Pre-Screen Application stage.

We presented your thousands of signatures and comments to our City Council Nov 30 in a huge printed binder held aloft—very impressive. They did send the Pre-Screen on to an EIR, but with 10 added requirements that uphold our Hillside Management Program, our key goal.

Your support and comments helped win this stage of the battle to save our hills from dangerous and inappropriate development.

REQUEST FOR HELP
All of you who signed this petition at any time and who live in Ventura CA can provide valuable support for our effort to STOP REGENT.

Please write a hand-written letter to the Ventura Planning Commission (501 Poli Street, Ventura CA 93001) stating your reason(s) for opposing this development of the hillsides. It must arrive by October 9 at the latest, and mark it "For the Public Record."

Regent's Pre Screen Application for a hillside development above Ventura High will come to the City Council for a vote. The developers seek major exemptions from Ventura's Hillside Management Program.
