Proposed Planned Unit Development Z-27-17-6: Twice the density, 4 stories--but WHY?
The proposal at 7th Street and Marlette seeks to double the density of the currently allowed zoning from 130 units on 3.93 acres to 250 units--an increase of 93%! Density per acre goes from 33 units per acre to 65 units/acre!
The proposal would also increase the lot coverage (the area used by structures) from 50% to 70% coverage--an increase of 40%! Goodbye shade! Hello intensity!
The developer's representatives have yet to tell neighbors, planning officials nor city staff why this is needed. All they say is that it's going to be a nice building with amenities.
Adding insult to injury: No compromise from developer
-Neighbors asked the developer's representatives to compromise. They said 'NO' to compromise. Five times!
-Neighbors already presented a compromise for a Planned Residential Development that would allow them 156 units. They haven't even acknowledged our offer.
TELL CITY COUNCIL AND MAYOR NOW: Vote to OPPOSE Z-27-17-6 at NOV 15 COUNCIL MEETING. BROKER A SIGNIFICANT COMPROMISE IN EVERYONE'S BEST INTERESTS.

City Council votes to continue case to 11/15. More than 50 neighbors attended the City Council meeting on 11/1 to protest the 7th St. & Marlette PUD. We talked about far too much density and a real traffic safety hazard for the many pedestrians and particularly school children. ASK CITY COUNCIL: Broker a FAIR COMPROMISE with NEIGHBORS. Thanks for your opposition to the proposed PUD at 7th St & Marlette. Density will rise from currently zoned 130 units to 250 units--a 93% increase! No compromise from developer--5 times they said NO! We need our elected officials to step in. Ask City Council and Mayor to broker a compromise in the best interests of the neighbors, the developer and the city.
