Prevent rezone of property on project EG-17-038 from Medical 1 story to Residential 3 story

The residents of Parkgate are expressing concern over the fact this proposed Independent Living Campus, “granting the variance (rezoning), will alter the essential character of the neighborhood and negatively affect Parkgate’s property value. Moreover, the scale of this project is extensive.” As per the Laguna Ridge project, 03-493, we request continued enforcement of the current master plan to retain the current zoned BP/Office Park that residents of the Parkgate community made home purchasing decisions on.
We oppose rezoning of project 17-038 due to the extensive nature of the project and the impact it will have on the neighboring Parkgate community. The homes of Parkgate that sit directly next to the proposed project will be dramatically impacted by 24-hour activity. In addition, a 3-story structure will dominate the landscape and can only be viewed as a material deviation from the single-family homes that are next to it.
The current land use and zoning are approved and included in the Laguna Ridge Specific Plan. Changing the zone of the parcels and allowing a three-story living facility as proposed is inconsistent with the Specific Plan. The impact to the adjacent properties is significant, therefore won’t be considered in compliance with the California Environmental Quality Act (CEQA)
