We, the undersigned residents of the Sundance and Surrounding neighbornoods, hereby object to the following aspects of the new Provenance Development:
Uacceptable traffic impacts, including:
- An addition of 2,152 trips per day down Sundance Drive, making it unsafe, regardless of any traffic calming .
- Over time, a left turn onto route SH66 resulting in a delay of 9 hrs in the AM and 29 hrs in the PM peak hours
- The Sundance and SH66 intersection operates at a service level of “F,” yet the plan was still approved.
- The near inability for cars at homes with driveways backing onto Sundance drive to get out safely.
The creation of a congested neighborhood, which adds to Longmont's reputation among Bankers/Realtors as a “block to block” community that fluctuates in quality and ignores home values. Key aspects include:
- Provenance Home Volume- 226 homes, nearly double that of the 2 adjacent communities-Sundance at 94 and The Fairways at 99
- Doubling of new homes down Sundance (38 vs. 21 in old plan)
- Back yards of Provenance homes will face Sundance, vs the front yards of higher quality homes on larger lots.
- The narrowing of lots & 10-foot distance between homes
- The removal of useful recreational areas in the new plan, which will cause Provenance resdients to use other neighborhoods
- The complete removal of “Estate and Lifestyle” homes, which would have added to surrounding property values
