Rework 122 Parsons building for Olde Towne Economic Development

"The Olde Towne Quarter Economic Development Strategy," passed by City Council in 2010 as an Amendment to the Near East Area Plan, states: "retail uses are the highest priority as a strategy to strengthen the business district" and "residential buildings on this site without any retail use are not supported."

Existing zoning for the lot at 122 Parsons Avenue would allow 20 apartments. If built at that density, there would be adequate space for landscaping, trees and screening.

A developer is asking for variances to the zoning code to put 40 apartments on this site without the minimum landscaping, trees and screening required by city zoning code. The developer refuses to include retail as specified by our city plan. 

I-70/71 construction will be removing two of our existing retail spaces. To thrive, we need retail on the first floor of new development and we need landscaping, trees and screening.

Please sign our petition, which we will present at the Board of Zoning Adjustment's meeting, Tuesday, February 25, 2014, 6:00 PM, in the first floor hearing room at 757 Carolyn Avenue. 

We, the undersigned, oppose the variances requested for 122 Parson Avenue and encourage the developer to work with the commercial and residential neighbors to develop this site in accordance with the Olde Towne Quarter Economic Development plan.
