At Tarzana Springs the management office is a joke. Who knows for how long the current manager will even be in charge managing. The average manager in the building does not even last as long as a normal 1 year lease.
The carpeting in the hallways does not get vacuumed that I'm aware of. There are dents in the walls in the hallways that have been left unrepaired for months. One of the main entrances on the first floor was patched up, but never painted...great place to bring your family to. There are drink spills on just about every floor that are not cleaned up.
The amenities are almost not useable. The BBQs won't ignite (the clicker on the BBQ is broken and is a noisemaker only now). You have to remember to bring matches or a lighter in order to use it. This is very unsafe and quite dirty. The gills are never cleaned regularly and it's pretty nasty to touch them when you are lifting the grill up in order to put the match close to the gas source.
Some people complain about noise. I don't notice anything. I think it is people who live facing the courtyard. I've heard it echoes in there, but I don't know about that.
Another annoying this is all the spam you get on your door. There is a little clip on your front door that is regularly used for business in the area to put up fliers and what not. It's such a waste of paper. When management changes in the building, you can be sure to get a flood of notices and fliers from the manager. This usually happens a couple months after the management change goes into effect. I'm surprised that they would waste so much paper. Also you kind of stop reading after the first few notices on your door.
There are insects everywhere and the bathrooms are full of mold. I took a video of the inside wall when they replaced the shower panels - IT WAS FULL OF MOLD. I know that many tenants have tried contacting the health department, but it seems to be a tough task to complete in the city of LA.
Eventually this building will just get very tired through neglect of the management. I am glad to have lived here before it got too bad, but I look and hear about other G&K managed building in the area (Tarzana Terrace, Lindley Manor Apts., Tarzana Courtyard and others) and think it's only a matter of time before Tarzana Springs slips from "Luxury Apartments" to "Apartments". I wouldn't call them luxury now, but hey who am I' Just someone warning people to find another place to live. There are plenty of other great places in Tarzana, stay away from Tarzana Springs.
LATE FEES
I am tired of the late fees. Based on California law, late fees are illegal. Some of us have paid over 2000-3000 in late fees. Please read the following web pages for more information on the law regarding late fees:
